Check-in, checkout & parking
Check-in is from 4:00 PM and checkout is by 10:00 AM, with self check-in via smart lock so you can arrive on your own schedule. During peak season we’re unable to offer early check-in or late checkout because of the tight turnover window. Parking is for up to 6 vehicles, on the driveway and parking lot only.
Guests, occupancy & age
All guests must be 25 years or older unless accompanied by a parent or guardian. Maximum occupancy is strictly enforced, and no additional guests or visitors are permitted without prior approval. Please declare your full guest count, any pets, your intended use, and any accessibility needs when you book. Occupancy violations, unregistered overnight guests, or undeclared pets may result in cancellation without refund and additional fees.
Pet policy 🐾
We love dogs, and this is a dog-only home: dogs must be under 30 lbs (strictly enforced), with a maximum of 2 dogs. They must be house-trained, well-behaved, and up to date on vaccinations — vaccination records (rabies, distemper, bordetella) are required. Please declare your dogs at booking; undeclared pets may result in immediate cancellation without refund. Dogs must not be left unsupervised, are not permitted in the pool area, and should be kept off furniture unless it’s covered with your own blanket. Please clean up after your dog and wipe paws before coming inside — there’s 1.3 fenced acres to roam. Any pet damage is charged to the guest, and a pet fee may apply (shown at checkout).
Pool rules 🏊 (seasonal: June – September)
Your private heated pool is open 8:00 AM – 9:00 PM, exclusively for your group. No diving — shallow end only — and no glass, breakables, or sharp objects in the pool area. Children must be supervised by an adult at all times. Swim at your own risk: there is no lifeguard on duty, and the owners are not liable for injuries. Unsafe pool use may result in eviction without refund and suspension of future bookings.
Fire pit & outdoor safety 🔥
Fires must be attended at all times — never leave a fire unattended. Use only seasoned firewood (no trash or accelerants), keep fires away from structures and vegetation, and fully extinguish every fire before bed or leaving the property. Violations of fire safety rules may result in eviction without refund.
Smoking, quiet hours & neighbors
There is absolutely no smoking inside the house or on the balconies and decks — violations carry a minimum $300 additional cleaning fee. Quiet hours are 10:00 PM – 8:00 AM, and outdoor music ends at 9:00 PM. Although the property is large and naturally private, please be mindful and respectful of neighbors and keep noise levels reasonable.

Caring for a historic property
Please mind your step on the 200-year-old heart pine floors, especially in doorways, and watch your head at the historic low-beam entrance in one bedroom. Don’t tamper with the plexiglass enclosures on the preserved servant staircase, hang from or lean on the historic beams, or use nails, tape, or adhesive on walls or woodwork. No hair coloring or dyeing anywhere on the property, and please use the dark washcloths provided for makeup removal rather than the white towels.
Property care, damage & trash
Please report any damage or issues right away — accidents happen, and we always appreciate prompt communication; unreported damage may result in additional charges. Dispose of trash in bags in the outside bins (please don’t leave trash bags inside), and separate recyclables (#1–7 plastics, cardboard, metal cans, glass) using the bins provided. Rinse sand off before entering, and return all beach and outdoor game equipment to its place (beach gear stays outside, please).
What we provide & what to bring
We provide eco-friendly refillable shampoo, conditioner, body wash, hand soap, and lotion, plus complimentary coffee, creamer, and sugar, fresh linens and towels, and hair dryers. Please bring your own toothbrush, toothpaste, razors, deodorant, skincare, and any medications.
Before you leave
Please leave the property as you found it: tidy up, remove all personal belongings, and clear all food from the refrigerator and freezer. Start the dishwasher, take trash to the outside bins, set the thermostat to 72°F cooling in summer (68°F heating in winter), turn off the lights, and return the 10 beach tags to the hook in the hallway. Finally, lock all doors and windows and make sure no gas burners, faucets, or showers are left running.
